DISC Introduces PC Construction Loan Software

BUILDER software allows lenders to service construction loans without a mainframe computer. BUILDER is the latest addition to the Dynamic Interface Systems Corporation's (DISC) flagship software package LOANLEDGER.

BUILDER has the ability to track the progress of construction loans utilizing line item cost schedules. Used in conjunction with other LOANLEDGER modules, BUILDER offers floating interest tied to various primes, phase cost notifications and construction performance summary reports.

Lenders can also access information such as amount budgeted, amount paid, percentage paid, percentage of project completed, projected overrun, funds received, funds disbursed, loan balance and available credit utilizing C2 advanced technology.

"Lenders without expensive mainframe hardware & software have had a difficult time in the construction loan arena," according to Traude Christeson, president of DISC. "Construction loans cannot be standardized or batch-processed like conventional mortgage loans. They require timely information, plus interest assessment is very complicated and labor intensive to monitor without automation."

"The trend in commercial loan processing recently has been toward PC-based systems because these systems give lenders more flexibility and control over both standard and non-conforming loans," says Christeson. "Essentially, mainframes computerize manual bookkeeping procedures, while PC-based systems automate control functions."

BUILDER is available in Local Area Network (LAN) and Wide Area Network (WAN) versions, enabling lenders to service construction loans at headquarters or at the branch level. BUILDER can also operate on a PC-based system that interfaces with a mainframe or on a stand-alone micro-computer.

Other system features include:

• Inquiry screen scrolling for review of an entire on-line loan history
• Management summary reports for the entire loan portfolio
